The Greek shipowner and magnate Athanasios Laskaridis, whose family corporation controls the Astican shipyard in the port of Las Palmas, has reconfigured his international asset portfolio through a strong foray into the South American real estate market. The Hellenic businessman has forged a strategic alliance with his longstanding partner in the region, Guillermo Jacob —head of the logistics and port conglomerate CHR Group— to execute the construction of Astra, a private maritime neighborhood located in the Punta Ballena enclave of Uruguay’s Maldonado department.
The business operation leverages the capital flow generated by the Laskaridis group’s global shipping and hotel activities, owner of high-value real estate assets in Athens such as the Grande Bretagne Hyatt and Athens Capital hotels. The new residential project is based on a 16-hectare site acquired by the Greek investor in 2011, located at the 45th stop of Playa Mansa, a location that the consortium has begun to urbanize through the subdivision of 72 high-end lots with areas ranging from 1,000 to 1,500 square meters.
Leveraging own resources to mitigate financial risk
The execution model of Astra breaks with the usual dynamics of presales and external financing that prevail in the real estate sector of the Punta del Este peninsula. The consortium composed of Laskaridis and CHR Group has opted to undertake the primary infrastructure works —electrification networks, potable water piping, internal roadways, and sanitation systems— using exclusively its own funds, a decision aimed at projecting solvency to the international buyer market.
Disbursements made in the road and technical works phase exceed 4 million dollars, with a projected capital expenditure that management estimates between 7 and 8 million dollars upon completion of the common areas. This budget balance excludes the land value and allocations for the construction of a private beach lodge. The direct injection strategy seeks to attract three profiles of solvent demand: second homes for the high rental market of Montevideo, Argentine investors undergoing tax relocation, and European citizens attracted by the macroeconomic stability of the Southern Cone.
Replication of environmental standards from the maritime business
The executive management of the project has subordinated the urban planning guidelines of Astra to a strict environmental sustainability manual, a criterion that Laskaridis applies in his naval division through the operation of vessels specialized in the research and collection of plastic waste in the sea. The building clauses of the maritime neighborhood prohibit high-rise towers to prioritize low residential density that emulates the urban scale of the 1950s.
Landscaping work along the coastal strip has been entrusted to local specialists with the goal of regenerating native dune vegetation and preserving the indigenous coastal forest. The technical plan imposes contractual obligations requiring the mandatory replacement of plant species for each tree affected during the residential building phase. The completion of the first operational phase coincides with the finalization of the fortified surveillance access points and secondary sports complexes, pending the final administrative approvals from the regional government of the area for the viability of the beach lodge.
