The consolidated balance sheet of the Port Authority of Santa Cruz de Tenerife shows a position of undeniable financial strength that, under a rigorous analysis of its capital structure, opens up a horizon of extraordinary operational opportunities. The entity closed its last fiscal year with a total consolidated asset of 733.5 million euros, an impressive figure backed directly by a ample and enviable cash position of 59.2 million euros readily available.
The accumulation of cash in the institution’s bank accounts reflects an excellent collection capacity and rigorous short-term management, simultaneously exposing the enormous potential available to reinvest those resources in high value-added projects that expedite the turnover of its assets. With a treasury fully available on the current balance sheet, the organization has the necessary support to enhance its fixed asset base. The net tangible fixed assets total 468 million euros (meuros), with a solid concentration in the construction category of 411 meuros and land and natural assets valued at 39.8 meuros, which provides the port area with a tangible heritage of enormous value.
The viability of the port of Tenerife is enhanced by receiving 10.4 meuros from the Interport Compensation Fund, a solid backing from the national solidarity network that exceeds the local contribution of 1,040,000.00 euros. This financial position allows for the sound management of long-term debt with credit entities amounting to 56,632,620.68 euros and the assumption of annual financial expenses of 4,220,548 euros, ensuring that the imposing 733 meuros of consolidated assets continue functioning as a safe, predictable economic engine with an enviable treasury.
This robustness in long-term asset management is complemented by resources allocated for development and real estate diversification. The capital allocation maintains 13.1 meuros in ongoing investments that support future developments, while real estate investments stabilize at a firm 159.9 meuros, well-distributed between land designated for leasing valued at 125,096,511.27 euros and buildings contributing 34,892,161 euros. By combining these powerful properties with the total asset figure, the 59.2 million euros in liquid funds emerge as an ideal launch platform to transform the urban and port environment into an international logistics reference node.
The ordinary revenues generated by the Tenerife docks demonstrate notable commercial stability, reinforced by the cooperation mechanism of the state system. The net turnover reaches 56,112,254.57 euros, firmly supported by the collection of port fees, which contribute a total of 51.5 meuros. The regular flow of passengers and ships maintains a steady performance, with a passenger fee generating 14.9 meuros, a ship fee of 9,876,330.03 euros, and goods revenues of 6.8 meuros from the cargo fee. The concessions of commercial spaces provide a predictable revenue base, recording 12.4 meuros from land occupation and 5.9 meuros from activity fees.
This commercial structure supports a specialized operational deployment that sustains local employment and excellence in services. Personnel costs amount to 12,675,362.96 euros in the budget, with 9,161,304.95 euros allocated to the salaries of port human capital and 3,513,804.02 euros to social charges, while external services mobilize 15,213,386.51 euros, placing overall operating expenses at 18,275,770.42 euros. Maintaining the high competitiveness of the port requires a determined investment of 6,847,777.44 euros in repairs and maintenance, alongside a supply bill of 2,611,716.67 euros that ensures service continuity around the clock.
